Thinking of moving to Newnham? Learn more about this traditional Northamptonshire village:
The pleasant village of Newnham is nestled in a valley to the west of Northamptonshire close to the Warwickshire border and two miles south of the market town of Daventry.
This friendly village has attractive groupings of stone and brick houses and a cherished village green where the popular ‘Maria’s Kitchen’ at the Romer Arms provides good home cooked food and drinks. This cosy public house is named after Romer Williams, a Welsh lawyer who bought the property after settling in the village in 1898 and was renowned for hosting lavish feasts.
The village is fortunate to have a secret cobnut orchard where blankets of snowdrops bloom under the tree canopies at wintertime. Known as the ‘Nuttery’ this historic orchard dates to 1787 and used to operate commercially. Women and children from the village would harvest the nuts for them to be sent to markets in Covent Garden, Birmingham, and Coventry.
The parish church of St Michael and all Angels stands on a high bank and boasts a fifteenth century open battlemented tower; one of only a few open towers in the country and a reminder of Newnham’s past agricultural industry can be found in the Grade II Listed windmill standing aloft Newnham Hill.
Notable past residents of the village include the former Chancellor of the Exchequer, Nigel Lawson and the Elizabethan poet, Thomas Randolph.
Newnham is less than a 40-minute commute to Milton Keynes where a wide range of shops and facilities are available as well as Milton Keynes Central Railway with direct and frequent trains to London Euston.

Photography
Creating the best first impression of your home is essential in order to achieve a quick sale. Our professional photography is captured using the highest quality professional grade cameras, lenses and flashes. We do not use fish-eye lenses to give a false impression; however, we will spend time preparing and improving the RAW image data in professional software to ensure that your home is presented in its best light with images that will induce a ‘show-home’ appeal.
Floor Plans
Our in-house surveyors are experienced CAD operatives and we draft all our own floor plans. This enables us to ensure a higher degree of accuracy than the typical estate agent floor plan. We also provide a level of detail that enables potential purchasers to understand the space and amenities within your home. We obtain our measurements for the floor plans using the latest laser scanners which helps to ensure quick, safe, and accurate collection of data.

How do we value your home? The Comparable Method Explained
What Is the Comparable Method of Valuation?
The comparable method of valuation relies on the principle of substitution: buyers typically will not pay more for a property than they would for a similar one in the same market. We analyse data from recent sales of comparable properties to determine a realistic market value for your home.
This method works particularly well for residential properties, where we can access a wealth of data on similar homes in your area.

How Labour’s 2024 Budget Will Shape the UK Property Landscape
Labour’s 2024 budget brings transformative changes to the UK property landscape, targeting increased revenue through tax adjustments aimed at property owners, investors, and tenants. Key measures include a higher stamp duty on second homes, inheritance tax caps, an end to the first-time buyer stamp duty discount, and an increase in capital gains tax. While the policies are intended to encourage homeownership and ensure fairer contributions from high-value estates, they may have unintended effects on the rental market, affordability, and property availability. In this article, we break down each change and its potential impact on property buyers, sellers, landlords, and tenants alike.
